The highlight of this milestone meeting was the proposal to create and install prestressed concrete beams spanning a remarkable 70 meters, bridging the gap between two pillars. The mastermind behind this daring concept is none other than Mario Kleff.
For context, the current world record for such girders is 69 meters in the Netherlands, with the USA closely following at 68 meters. Traditionally, this technology has been used in bridge construction, but Kleff envisions luxury villas embracing this engineering marvel.
This isn’t the first time Mario Kleff has pushed architectural boundaries in Pattaya. In 2009, he made waves with the Park Royal 2 condominium, a multi-story edifice constructed with cellular beams, enabling vast, unobstructed spaces and introducing ‘column-free rooms’, a revolution in aesthetics and functionality.
But Kleff’s innovation didn’t stop there. At the Majestic Residence 366/99 signature villa, he boldly displayed his design expertise by erecting a staggering 48-meter cellular beam between two columns.
This achievement is particularly remarkable, as cellular beams over 16 meters typically support only lightweight roofs. In contrast, Kleff’s beams reinforced post-tensioned concrete floors, setting a new standard for innovation in residential architecture.
