Real estate agents making less than $500,000 per year are facing one of two problems: 1) a lead flow problem; or 2) a conversion problem.
The former is a function of appropriately applying your resources, e.g. time and money; the latter is a function of tools and talent.
If you’re using a script – at all – you’re handicapping your ability to speak to and influence people AUTHENTICALLY – that’s where talent comes into play.
Firstly, scripts are a crutch and an insult to the consumer’s intelligence. You’re not winning any brownie points with leads by using a script. NEWSFLASH: they CAN hear it in your voice. When you use a script your conversion rates PLUMMET.
The ability to speak to and influence people in sales is a muscle that MUST BE EXERCISED and when it is exercised, believe me, it is strengthened.
Scripts are to your talent as “Netflix and chill” is to your body. Promotes atrophy.
Secondly, if you’re not appropriating your time and money in the right places then you’re also handicapping your ability to have a consistent flow of high-quality leads, i.e. RIGHT NOW buyers and sellers.
Ask yourself, what are the revenue-producing activities in my business? If you’re not applying 80% of your time RIGHT THERE your business will not be growing at the rate you want it to.
Look into any 7-figure real estate business and you will find that LEADS and CONVERSION RATES are dialed in like a well-oiled machine.
