Florida Engineering Provides Milestone Inspections and Reserve Studies for Multi-Story Residential Buildings and Condominiums

Florida Engineering provides Milestone Inspections and Reserve Studies for multi-story residential buildings and condominiums. The new Florida Statute section 553.899 mandates that these buildings undergo mandatory structural inspections called Milestone Inspections before December 31, 2024. Florida Engineering’s Inspection Team can help with this process. Florida Engineering recommends scheduling an examination as soon as possible to avoid delays or complications due to a shortage of Special inspectors available to complete these by the deadline.

One of America’s leading Engineering Firms, Florida Engineering, provides Milestone Inspections and Reserve Studies for multi-story residential buildings and condominiums.  To ensure aging multi-story structures are safe, Florida legislators signed Senate Bill 4D into law on May 26, 2022, which, as enacted, is Florida Statute section 553.899.  The legislation was created in response to the 2021 Surfside Condo collapse in Miami, Florida.

This new law requires multi-story residential buildings and condominiums at least twenty-five or thirty years old and three (3) stories or more in height to receive mandatory structural inspections called Milestone Inspections before December 31, 2024. The law also requires Structural Integrity Reserve Studies to be completed every ten years.

Florida Engineering is a veteran-owned business located in Port Charlotte, Florida.  Their Inspection Team is led by a Professional Engineer who is a Special Inspector and has over thirty years of experience in providing structural inspections for large-scale structures, such as condominiums, commercial properties, and industrial buildings.  The Firm can also provide 40-Year Recertifications required by many Building Departments in Florida.

Phase 1 of the Milestone Inspection involves a visual examination of habitable and non-habitable areas of a building, including the major structural components, to attest to the life safety and adequacy of structural elements and to determine the general structural condition of the construction and any necessary maintenance, repair, or replacement of structural components.  Areas inspected include load-bearing walls, primary structural members, and primary structural systems as those defined in s. 627.706.

Phase 2 is required if substantial structural deterioration is identified in Phase 1. It may involve destructive or nondestructive testing at the inspector’s direction, and it is necessary to recommend a program for thoroughly assessing and repairing distressed and damaged portions of buildings.

Structural Integrity Reserve Studies involve visually inspecting common areas to estimate the cost of future significant repairs, maintenance, or replacements to common areas.

Florida Engineering recommends scheduling the Milestone Inspection and Structural Integrity Reserve Study as soon as possible to avoid delays or complications. The demand for Milestone Inspections and Reserve Studies is expected to increase, which will cause prices to rise and make it difficult for condominium associates to meet the state’s deadline.  Florida Engineering can provide a timely quote in 1-2 business days.

With the new law, Florida Engineering is well-equipped to help condominium and cooperative associations meet Milestone Inspections and Structural Integrity Reserve Studies requirements. The Firm’s experienced Engineers are committed to providing outstanding service, rapid turnaround times, and competitive pricing on every project.

Florida Engineering has been one of Florida’s fastest-growing Engineering Firms for several years. The Firm’s services include structural engineering, MEP engineering, septic design, energy calculations, and site plans for various clients, including architects, contractors, developers, home builders, owners, and more.  Condominium Associations or Property Managers who want a quote for a Milestone Inspection or Structural Integrity Reserve Study can email or call.
