Here in the greater Atlanta area homes are getting listed and sold very fast. Home prices are up 20% over last year. There are more buyers than homes available. This means it is a sellers market here in Atlanta. Riley Cook of Sunset Cabinet Refinishing offers a few tips to help you sell a home quicker without spending a lot of money. This means there is more money in the sellers pocket after the transaction.

Traditionally, home buyers look at the kitchen and bathroom when comparing homes. Why would someone buy a house only to have to spend $30,000 to update the kitchen or $10,000 to update the bathroom. Normally, it doesn’t make sense to do this. How much less so in a sellers market.

So how is it possible to update a old fashioned or dated kitchen or bath without breaking the bank? Riley tells us, “What is the first thing you notice when you walk into a kitchen? Most people focus on the kitchen cabinets. If they are dark the kitchen will look smaller. Some cabinets were installed in the 1980’s when the pickled white color was popular. Today it looks dated. Typically, homeowners would look at replacing the existing kitchen cabinets for a new modern look and color. This could run 10,000 or more today. Especially, with the supply chain issues we are seeing now.”

What alternative options are available?

Riley continues, “Since the old cabinets are an eyesore we recommend cleaning and repainting the old cabinets. Talk to your realtor for suggestions on painting a neutral color to make the kitchen look bigger and larger. We don’t recommend that for a DIY package but a professional cabinet painter can help you. They have the spray painting equipment necessary to give you that glass like finish you are looking for. Ask the cabinet refinishing contractor to update your bathroom cabinets while they are there. You most likely will get a better deal if you use the same color.”

Any final suggestions? Riley concludes. “I suggest painting the rest of the kitchen. Consider an accent colored wall to make your freshly painted cabinets stand out even more. Remember, the important thing is to make it look clean, fresh and modern.”
